Blend Builder

Are there additional documentation or training materials available for Blend Builder?We are told that the entire Builder platform will be applied to our environment but the only documentation we got was for the APIs.

Loan Team: LO receives reply from customer when processors sent email

Hello, When a customer replies to the email sent from the Loan Processor in Blend when a condition or follow-up is added, the reply feature directs the response to the Loan Originator. Does anyone have advice on how to remedy or how their organization handles the lack of an available remedy? Thank you!

Inviting pair to apply

What needs to be done when inviting a pair to apply for them to receive the email. I entered the pair information and also switched to the pair when sending the invite, and yet over and over. I all cases with pairs, the second party is not receiving the email.Please advise,

Pre-approve refinance in Blend without triggering TRID

Borrower completed application online.  Subject property is present address.  If I put enter the appraisal value, TRID will be triggered.  What is the work around to be able to complete qualification in BLEND without triggering TRID?  I need the appraisal value entered to obtain LTV and run AUS.

How to make a custom fillable word doc as a follow up from Encompass

hi, I’m looking for direction on how to make a custom form in Encompass that we can send as a follow up through Blend but is fillable for the borrower in Blend.  I’ve tried to do it both as a PDF and word doc in Encompass to Blend but it just makes it a down load where the borrower would have to complete and re-upload.is this possible?  if not we can look to add it to our initial disclosure package.

Encompass Users - Issues with Title Only/ Non Borrowing emails/econsent?

Has anyone else using Encompass/the KM Tool noticed issues with syncing Title Only/Non Borrowing spouses after the update to the tool was pushed out in December? We’ve seen two issues ongoing after this, that seem to have corrected themselves after we pulled the plugin patch out. Previously, we’ve been able to have a title only/non borrowing spouse share an email with a borrower. With that patch we couldn’t do that anymore from Encompass, and if we did it directly in Blend it would cause syncing issues once the file was in Encompass.  Even if we had everything working, non borrowing user added with there own email and synced to Blend, there econsent would sometimes just not come back to Encompass for us. Tried all of the usual KM tool fixes (MORE than used to using them at this point) - and the only thing we could do to fix it was pull out this most recent patch. Only thing I can think of is this most recent patch broke this process or there’s some new setting we’re missing here. Notes Window on the Application Page

Why isn’t the Notes Window available to write notes during certain phases of the application/loan?seems it’s only available when the application is complete and disclosures have not been sent.

Cancel or Prevent Borrower Notifications on LO Reassignment

We’ve had recent departures and we need to re-assign some of their files, however, to avoid the mass confusion generated, we don’t want “reassignment” notifications going to the borrower unless/until we tell it to. Is there a way to turn these off?Or is it a matter of leaving our old LO’s assigned as LO and adding the new one to the team until we absolutely need to reassign the originator?My practice has been to assign No Rights to those users who have left, but the minute we’ve tried just adding a new LO to the team, it automatically assigns them as the Originator. I get that they need to be Originator in order to do any signing, but customers don’t need to be blind sided with that info.

W2 Dates

Will Blend automatically switch over from requesting 2020/2021 W2s to requesting 2021/2022 W2s?  Or do we need to do something to effect this change?  I noticed on the follow ups that they include reference to specific years.

Can Blend use Fannie Mae DO instead of DU?

We currently do not yet have Fannie Mae approval and use DO instead of DU. Can Blend be setup to check DO rather than DU for dual AUS checks before moving to Encompass? We’d like to run this pre-export and work in the file in Blend but not sure this can be done. Anyone have any ideas here? Thanks for any help!

When using PAB, I tried to find DU and LPA Recommendation fields on reports. I found this DU Recommendation field in PAB Activities Report. But is there a LPA recommendation data field on any report?

LOTK - Scenarios

Hello,If you are using LOTK - Scenarios, have you noticed the Estimated Closing Costs showing in scenarios is very different from the Loan Cost Worksheets generated in Blend?    Is there a work around, or a way to show cash to close instead of Est Closing Costs - OR even a way to remove/hide that section all together?  Thank you.  ​​​​​​​

Loan Team Administration

Good morning, I am wondering if I can configure an LO assistant to have the ability to manage the Loan Team for a specific LO or LO’s. For instance, if an LO goes on vacation and did not update their loan team before leaving, I would like their assistant to be able to make edits to the loan team in the LO’s absence. Does anyone know if this is possible, or is loan team editing restricted to the LO and System Admin? Thank youCharlie

Optimal Blue Integration Question

Hello,I read article in Help Center about Optimal Blue. I want to double check to make sure I understand this correctly. Lender can check rate without creating a lead in Blend. Lender can create scenarios in loan application. All these are not visible to borrower until loan officer sends invitation or loan scenarios to borrower. Does this sound right? We want to learn more about Optimal Blue and Blend integration. We currently use Optimal Blue with Encompass. One of our concerns with Optimal Blue in Blend is how much rate and pricing info is visible to borrower. Is there an option to not show Rate/APR or Points to borrower in Scenario?

FHA UFPMI & Mo MI in Blend Not Auto-Populating

When I put an FHA loan into Pricing and selected the FHA pricing, my loan updated showing it as an FHA loan, but the UFPMI and Mo MI did not auto-populate, nor does Blend let me manually enter that info.  Anyone have a “fix’ for thsi?

HMDA/GMI Questions - ability to bypass when not required

Hello! Is there a way to not require the HMDA/GMI questions when the borrower is filling out the Blend applications and still allow the borrower to submit the application? This would be for situations where HMDA/GMI is not required (no real estate property, just land/lot loan)
